Mind Gardening: Being Intentional with Thoughts, Words, and Deeds

T

here is a quote that I love: “Your mind is a garden; your thoughts are the seeds. You can grow flowers, or you can grow weeds.” Gardening and growing things is in my blood. I grew up with parents who had green thumbs, and I was always surrounded by lush veggies, gorgeous flowers, and greenery. As an adult, I have created my own sanctuary. My garden is the place I’m most likely to lose track of time — pruning, plucking, pinching, and picking. With 18 varieties of fruits, a veggie garden, and more succulents than you can shake a stick at, it’s safe to say that my garden is my happy place. When you are the gardener, you have control over what grows in your garden. Aside from the occasional volunteer tomato plant or other random thing that pops up from our compost, I know what I want to plant and when I want to plant it. I knew when we set out to revamp our entire backyard that we wanted to plant a variety of fruit trees. We were intentional and planned from the beginning. We planted things we like to eat and things that look beautiful. Some things worked the way we planned, and others needed to be modified. The garden is also a perfect analogy for our minds. Be intentional and remove what you don’t want; keep what you do want. Water and fertilize what you really want to grow, and be strategic about where you put your attention. This is a concept called mind gardening, a proactive way of cultivating knowledge, ideas, and thinking in general. It’s very different from passive consumption. It’s a proactive creation, just like creating a garden. If you know you want to be positive, then you can be intentional with your thoughts, actions, and deeds. It really is that simple. What you water grows. Where your mind goes, so do your actions. Here are a few ways to tend to your mind and start your own mind garden:

Be still. Maybe you call it meditation, prayer, or just thinking. We are not human beings any longer. We are human doings. I find the most peace and quiet as well as great ideas when I stop and just “be” in the garden. It is then that I notice some new sprout, bug, flower, or fruit. Or I stumble across a thought or idea I want to talk about with a client. Spend just three minutes in your favorite cozy spot: Sit comfortably, set a timer, close your eyes, and breathe. As thoughts arise, just let them be — don’t judge, don’t resist, and don’t get mad. Just be and observe. Do some weeding. Just like a garden, our houses and minds can become cluttered with old things and ideas. Your closet is not a hope chest. Hoping that those pants you last wore in high school may one day fit you again might just be the thing that is getting in the way of you becoming the new you. Additionally, holding on to old thoughts and beliefs will do the same. Same goes for people that drag you down. Letting go of negative people doesn’t mean that you don’t like them; it just means you love yourself more. Shine the light. As Helen Keller said, “Keep your face to the sunshine, and you will never see a shadow.” A plant doesn’t grow in darkness. So shine a light on new ideas to explore. Trust your intuition and learn something new. The mental stimulation will help make new neural pathways and keep you sharp. With that said, don’t forget to turn the lights off. Not getting enough rest and sleep is not a badge of honor. It is just plain dumb. Research has shown that those who don’t get enough sleep are more likely to have memory issues, weakened immune systems, and increased risk of obesity diabetes, high blood pressure, and heart disease.

Fertilize. Nourish your body by eating the right foods at by Sara Caputo the right time. A little cake won’t kill you — but it’s not the best for you right before bed. Also, be mindful of how you fertilize your mind. Talk nicely to yourself. Affirmations are simple sentences that you say to yourself to think in a certain way. They can be a powerful force to help you grow or hold you back. Negative selftalk can be sneaky and fill in the silence if we aren’t careful. Statements like, “I am not a great writer” or “I am a slow reader” just become self-fulfilling prophecies. Don’t “should” on yourself: “You should read….,” “You should work out…,” etc. We might have laughed when Stuart Smalley said on SNL, “I’m good enough, I’m smart enough, and doggone it, people like me.” But it works if you are feeling down.

With summer just around the corner, now is a great time to plant your garden. The best time to plant an oak tree was yesterday. So, consider starting now by taking time to be still, do some weeding, shine some light, and fertilize. Are FSBOs a Good Idea? Q: Marsha, my wife and I are looking for a home to

purchase in Santa Barbara. We have been working with our agent for six months and made several unsuccessful offers. Recently, we found a house that is being sold by the owner (FSBO). It’s priced surprisingly lower than expected. The owner, however, won’t let our agent represent us, even if we pay her ourselves. We feel houses are getting beyond our reach. He said three other people are going to write offers, so we need to hurry. What do you think?

A: I have a strong bias towards using real estate agents.

While the homeowners know their own house, they lack the knowledge and experience on how to sell a house. For example, how to correctly price and market a house. What disclosures and paperwork are required? What is the potential liability should things go sideways? There are a high degree of cancelations with FSBO sales. Agents act as buffers between the principals and work to keep emotions and aggrieved, adversarial, and offended feelings out of the equation. I find it extremely odd this FSBO won’t allow you to pay for your own agent. Plus, the pressure to “hurry up and buy” is suspicious. Proceed with caution. FSBOs can be a scam, both for the seller (dishonest buyers) and for the buyer (counterfeit or bogus owners). You may have encountered the latter. It’s possible the individual you met doesn’t actually own the house. He may be a tenant, squatter, disgruntled boyfriend, or a scam artist. The internet is used by crooks and dishonest folks to

post fraudulent listings. The supposed seller may have found a vacant rental on Craigslist and begun to represent the home as his own and for sale. When you present an offer, you will be asked for a deposit. This is usually 3 percent of your offer. Will you feel secure in handing this stranger that much money? What are your chances of receiving the money back if you legitimately cancel the contract? FSBOs who are authentic sellers are also conned by deceitful buyers. Owners will be taken in by sophisticated real estate investors or actual grifters. A common ploy is to offer a significant amount over the asking price. Greed kicks in, and the thief gains control of the house before the owner understands what’s going on. Most FSBO sellers and buyers, particularly in Santa Barbara, are legitimate. Yet, besides doing a Google search, how would you know? Real estate agents are transparent. They’re required to post their Department of Real Estate (DRE) license number everywhere. It’s on our signs, in our advertising, and on our business cards. With that information, it’s easy for the public to access information on the DRE website. On this site, they will discover if the

Real Estate Q&A license is current, who we work for, and if there has ever been disciplinary action against the agent. I’ve worked with many buyers who purchased from a FSBO. Legitimate sellers will always allow buyers to have their own representation. This FSBO doesn’t pass the smell test.

Women’s Fund Awards $900,000 to 11 Nonprofits

O

n May 4, the Women’s Fund of Santa Barbara awarded a whopping $900,000 to 11 local nonprofits, which brought the total awarded since its 2004 inception to $9.5 million. As always, the grants were aimed at the critical needs of women, children, and families in south Santa Barbara County. The annual Presentation of Grants event, held this year at the S.B. Historical Museum, drew about 400 of its members for a lovely outdoor reception and presentation. In welcoming guests, Board Chair Lynn Karlson remarked that “All of you, and about 750 other women, made today possible. You contributed to our $900,000 grants pool. You read, listened, discussed, and voted on how we could best use those funds to address critical needs, and now we get to change lives together.” Research Committee Co-Chair Michele Neely Saltoun explained how grants this year go to the expansion of seven programs, which all have proven track records, and to four capital projects. The Women’s Fund pools the donations of its members — at last count, there were 1,163 of them — to make grants, typically in the $50,000-$100,000 range. Known for the rigorousness of its work, the Research Committee labors nearly year-round to produce a ballot of options on which members vote. This year’s grants focused on homelessness, education, healthcare, and food insecurity. At the event, grant recipient leaders shared how the funds will impact those they serve, many in heartfelt, poignant ways. Each fall, Women’s Fund members have the opportunity to hear presentations from grant recipients about the impact of their grants (this year again by Zoom). In the following months, there are small group site visits for members to see firsthand the work of the organization and the impact of their grants. The Women’s Fund holds educational forums with community leaders and subject matter experts, which educate members and their guests on community issues. In the past year, there were forums on youth mental health, the Promotores Network, homelessness and transition to housing, and early childcare, which because of COVID were virtual and open to the public. The Women’s Fund produces videos on subjects of inter-

2022 NAR SPRING MEETINGS more houses, to alleviate the growing housing shortage, fair housing to try and eliminate discrimination when it comes to making sure that everyone, regardless of race, religion, etc., has an opportunity to buy a home. There were seminars on professionalism within our ranks, which means that each Realtor understands the right way to treat every person that we come across. The public deserves this and much more because we, as Realtors, are dealing with the most important and expensive purchase that anyone can ever make. Another highly topical issue that was discussed had to do with how long home prices will rise and if they will even decline anytime soon. Lawrence Yun, NAR’s Chief Economist, believes that home prices will continue to rise until late 2023, however the rate at which they are rising will severely diminish. In other words, the “housing bubble” that some are predicting is probably not going to happen. Statistics like these are important to share with our clients and potential clients, to help educate them and guide them through the home buying and selling process. I was impressed by the many Realtors that take time out of their careers and lives to volunteer on various committees to strengthven and enhance everyone’s way of life by ensuring home ownership can be had by all Americans.
