Building Better Bathrooms

A

good bathroom is like a good closet or bedroom — it may not get as much traffic as the rest of a home, especially the kitchen or family room, but it certainly plays a big role as a prime source of daily comfort. The bathroom is where you prepare yourself for the workday ahead or for that special occasion. It’s also where you can wash off a long day — which can make all the difference — right before family dinner. Any builder knows that a major home remodel pretty much always includes a bathroom upgrade. At Giffin & Crane, we’ve done hundreds, always working closely with architects, designers, and, most importantly, the homeowners, with the goal of making the most out of these small but important spaces for cleanliness, privacy, and comfort. Here’s a handful of favorites, with some background on the complete projects and those involved. GARDEN STREET’S CROCKER ROW: Without

the guidance of original blueprints, the comprehensive restoration of this 120-year-old luxury vacation home started with replacing its boulder foundation with an up-to-code concrete footing disguised with original sandstone. From there, period features — from fireplace mantels and staircase balusters to an upstairs quatrefoil window — were inventoried and stored temporarily while the home was updated with inconspicuous modern amenities, such as radiant flooring and air conditioning. The interior design, including this bathroom, were headed up by Harrison Design’s Barbara Lowenthal and Lindsay Hunter Design. Tony Spann, of Harrison Design, oversaw the award-winning architecture.

CONTEMPORARY ASIAN: Architect Howard Wittausch designed this single-family residence to fit its woodland surroundings with minimal impact on the nearby creek and attendant habitats. To make that concept work on the ground, Wittausch and Giffin & Crane defined the building’s footprint by the natural drip line of existing trees and the required setback from the top of the creek bank. Roof shapes were conceived and constructed to fit those natural parameters, translating to unique interior lines, including in this bathroom. COZY ON THE MESA: Inside and out, an

extensive remodel opened up this two-bed, two-bathroom home with easy connections between levels and across living spaces without departing from the neighborhood character. Modern upgrades and conveniences — including hardwood floors throughout and a Japanese soaking tub in the guest bathroom (pictured) — blend with refinished original charms. ake a moment to reflect on what comes to mind when thinking about the American Riviera. I imagine the mighty mountains, glistening ocean, and the abundance of natural amenities basking in the glory of a magical sunrise. That is the beauty of Santa Barbara, available to all if one decides to just gaze outside a window. Many of us have had the experience of being in a banal, windowless sitting room and staring at a picture on the wall while listening to the music of a ticking clock — wishing for a window into a side yard or even a parking lot as a welcome reprieve. Now imagine paying thousands of dollars to live in such a windowless box. That almost sounds cruel. We now live in a time where such cruelty is afoot in our community in the form of dense housing proposed for UC Santa Barbara’s undergraduate students. The university’s leadership, under the direction of a domineering donor (Mr. Charlie Munger), has developed a 4,500bed windowless dormitory. The proposed Munger Residence Hall achieves this density by replacing windows with artificial light. Electronic light boxes obscure the very real world that exists just beyond its walls. Proponents of the

project claim this technology replaces the circadian rhythms usually provided by natural light and dark, thus replacing the need for windows. Technology is a powerful tool that buttresses our lives, but using such technology to replace reality could have grave unintended consequences for the human psyche and our community. Housing history in the United States and around the world has had its fair share of failed super-dense housing projects, which eventually led to an increase in crime rate, violence, and mental health issues. Utopian visions of highdensity housing that worked perfectly well on paper have often failed due to a lack of careful consideration for the social and psychological wellbeing of the occupants. Rather than solve the student-housing crisis, UCSB’s social experiment called “Munger Residence Hall,” with its added iniquity of severing our youth from access to natural light, has the potential to create a serious social and mental health problem in our backyard. A project such as Munger Residence Hall is expected to have multiple stakeholders with their own differing agendas, but what of their moral code?

In this case, we seem to have a group of stakeholders all willing to overlook their responsibilities for the health and wellbeing of those in their care in exchange for a minor portion of projected project costs. It is important to note that this project is not informed by comprehensive student feedback — as would be typical for dormitory projects — thus neglecting the needs of its primary users. Additionally, the project has avoided the checks and balances established by UC for its projects. UCSB’s student housing crisis is a dire consequence of the university’s neglect in keeping up with its systematically vetted Long Range Development Plan that outlines sound opportunities for housing development throughout the campus. I acknowledge the impending need for affordable and healthy housing options for UCSB’s students and the challenges that the University faces in meeting those needs, but the proposed Munger Residence Hall is not a solution.

Many in our community are currently using our collective resources, knowledge, and time in opposing this blatant social experiment with long-term repercussions that could pave the way for many other equally disastrous housing projects. Instead, we could be collectively working toward a sustainable, inspiring, and holistic design solution that fosters a healthy environment for learning and living, responds appropriately to the surrounding context, and exists in dialogue with our natural environment.

Community Hot Rod Project Hosts Fundraiser for Vocational Training Center

O

n May 15, a few thousand car enthusiasts turned out for the S.B. County Auto Expo, hosted by the Community Hot Rod Project (CHRP) at Glen Annie Golf Course. Guests sauntered amid the 350-plus vehicles dating from the early 1900s to today, conversing with owners. Registration fees from the event go toward a facility CHRP seeks to create that will serve as an all-ages vocational training center, an event venue, car museum, and more. The vocational center will teach basic and advanced automotive skills, along with life skills. Since the all-volunteer nonprofit’s founding in February 2021, the CHRP has been teaching all ages how to build and restore classic and off-road race vehicles, as well as serving the community more broadly. Its 80 members include aerospace engineers, mechanics, law enforcement officers, and church leaders. Its first car show drew 175 cars and 2,000 people, and it showed the magnitude of community interest. Instead of charging a registration fee, the CHRP asked for new or gently used parts or gift cards for its build projects, which led to a massive collection of parts for the program. The CHRP has a few current auto-build projects, including a 1966 Lincoln Continental convertible. Among the many tasks CHRP is doing for the client is installing a 2021 drive train and a modern touch-screen to operate all the key features, blending old-school styling with modern technology. The CHRP has held a couple of free outreach events at SOUTHCOAST Church in Goleta and plans to do more. CHRP volunteers provide basic maintenance services such as parts inspection and how to properly jack up the vehicle, while educating car owners on how to do these tasks themselves. The CHRP founder and president Kevin Haeberle, age 39, has worked on cars since age 3 and held positions in the auto, aerospace, and off-road racing industries. His passion for autos is surpassed only by his passion to serve others. The center Haeberle envisions will serve young kids through retirees, providing training in basic automotive skills, which fills a void created by the demise years ago of auto programs in local schools. The center will teach advanced skills too, like how to turn one’s rendering on a sketch pad into an amazing design. It will teach customization work and how to do modifications, like redesigning body lines or adding modern features to older cars.

Beyond providing auto skills, Haeberle wants the CHRP to be a positive influence for the next generation, with its volunteer mentors modeling how to calmly approach tasks and problems and how to respectfully interact with others. Haeberle also envisions using cars as a connection tool, leading to service far beyond the auto realm. This aim is reflected in the “Community Project” part of the nonprofit’s name. Last December, it held a toy drive, which led to 900 toys donated to Unity Shoppe. Recently, he and other members replaced a roof for a low-income elderly couple. According to Haeberle, wherever people are in need and the CHRP can help — whether through its volunteers’ labor, its tooling resources, or its network of connections — it wants to do so. “We are trying to be the grease in the gears of the machine that is the driving force behind the community.” Dana Newquist, a big CHRP supporter, president of the Antique Automobile Club of America S.B. Region, and longtime co-chair of the Montecito Motor Classic, shared that Haeberle has inspired him and many others with his service to the community and has drawn together influential community members to assist with his endeavors. At the event, “The Car Guy” Steve Ford served as the announcer. In an interview, Ford shared how he is drawn to help Haeberle any way he can. Ford sees Haeberle’s work as rare and significant given the challenges to young people to experience tools, manual competence, and an introduction to the skilled trades career path. The cost of the loss of shop classes, Ford cautions, has not yet been felt by mainstream society. Haeberle’s humility and persistence, Ford added, will enable him to succeed. The CHRP has assumed the operation of Cars and Coffee, now rebranded as Santa Barbara Cars and Coffee, every Sunday at Manning Park in Montecito, and it runs Coffee and Classics twice a month at SOUTHCOAST Church in Goleta. Calls have been coming in from nearby counties wanting the CHRP to start programs in their areas, but Haeberle is focused on creating a flagship center in Santa Barbara and then will turn to replication across the country. Funding is needed for the facility, and Haeberle’s hope is that the CHRP’s myriad actions in service to the community will inspire community members to help.

There were multiple panels during the summit; one with politicians and how certain localities are trying to fight this onslaught of nature through the political process. One was geared towards attorneys (both from the private sector and the California Coastal Commission) and the delicate balance between keeping the coast as pristine as possible and the rights of homeowners to protect their valuable properties. Another panel had engineers speaking about real world solutions to this coming crisis. One other panel showcased the projected rise in the sea level and the models used to project that rise. I left this summit very concerned about sea level rise, but also optimistic because of the number of smart and passionate people, regardless of affiliation, that seem to want the same thing and that is to protect the most beautiful stretch of coastline on the planet.
