A

s a residential home stager, I meet a lot of people who are in the process of moving. Young couples buying homes to start their families, families downsizing once the children move out, or families blending to create a new one. More often than not, I’m asked to help because the furniture from the previous home doesn’t fit in the new one. And so, we begin the process of finding new pieces that will fit the design, size or style of their new home. In helping clients select a piece of furniture, I ask about their lifestyle as much as their design style. It’s easy to fall in love with the white sofa in a catalog, but that seating doesn’t always fit well with their lifestyle (you got it… enter kids and pets!). Furniture can be a significant investment, so making the right decision starts with knowing your options. Helping clients choose the right type of upholstery is an important part of the design process. Below are some of my favorite upholstery options, with pros and cons of each. •

Linen: If there’s one fabric that defines Santa Barbara’s relaxed, coastal look, it’s linen. Linen is one of my favorite fabrics for its natural texture and premium feel, and it’s also hypoallergenic, making it a great choice for bedroom and living room furniture. The weave of linen holds stains more easily than some of the other options mentioned here. If you’re going to purchase an upholstered bed, sofa, or chair, look for performance linen, which is stain-repellent and easier to clean than non-performance linen. In general, linen isn’t always the best choice for pieces that will get heavy use. Crypton: Whereas I try to stay away from recommending specific brands in my column, special mention should be made to Crypton fabric. It’s a stain-resistant performance fabric that is great for kid- and pet-friendly homes. Rather than soaking in, most spills roll right off Crypton fabric. The material repels pretty much every type of liquid — including oil-based ones. Many major retailers offer Crypton fabrics as an option, so keep an eye out for this line of impressive fabrics. It’s my go-to for white sofas!

Leather: This is a great option for family- or petfriendly spaces. Leather furniture tends to work well in most spaces, plus it ages well, and wiping off spills or most stains is easy. Leather does scratch, which is either part of its charm or a loathsome characteristic depending on your preference. There are many vegan and faux leather options available now, though some feel very plasticky and others are quite soft and a good alternative to natural leather. Get a swatch first before ordering a custom piece to ensure the quality of the fabric is up to your standard. Velvet: Although velvet is typically known as a more elevated fabric, it is also surprisingly durable! Because of its texture, velvet has a way of disguising imperfections, making it a good choice for family living spaces. Believe it or not, velvet is one of my go-to fabrics when designing short-term rental properties. I love using velvet to add an extra layer of texture, whether in an accent chair or an entire sofa.

CARE4Paws’ Event Supports Pet Assistance Programs

n May 22, CARE4Paws hosted its Happy Tails fundraiser at the Music Academy of the West, netting about $120,000 for its critically important work, including providing free and low-cost veterinary care, and free pet food and supplies to those in need. About 120 supporters gathered on the terrace of the Marilyn Horne Main House for a lovely reception and then were seated inside for the program. Others opted to watch the live-streamed program from home. Executive Director Isabelle Gullo welcomed guests and shared how the pandemic significantly increased the demand for its assistance, such that it now serves more than 20,000 families per year, compared to about 7,000 pre-pandemic. She explained how its Mobile Pet Wellness Clinic ensures that neither cost nor transportation are barriers to pets getting spayed/neutered or receiving medical care. Last year, the mobile clinic served more than 10,000 dogs and cats, including performing 2,000+ spay/ neuter surgeries. The mobile clinic has weekly sessions in Santa Barbara, Santa Maria, Lompoc and, more recently, in Arroyo Grande too. While the medical care the clinic offers is not full-service because of its mobile nature, it provides quite a range of care, including vaccinations, treating wounds and infections, doing dental cleanings and extractions, and performing a range of surgeries. When the pet’s needs are beyond its capacity, it makes a referral to a partner vet clinic and provides a financial contribution toward the care. The pandemic also led to a spike in demand for CARE4Paws’ program providing free pet food — in the first two years, it distributed about four tons each week, mostly through its mobile clinic and community events. Now demand has eased, but it is still distributing one to two tons per week through its Pet Resource Centers, located throughout the county, and through the other channels. Gullo hopes the lower level of demand continues because the pet food program diverts funds from its mobile clinic and other services, for which demand is still high.

CARE4Paws continues its weekly outreach to unhoused community members in Alameda Park, where it provides pet food and supplies. Once a month, it collaborates with A’s Mobile Grooming to provide baths and nail trims for dogs, typically 6 to 12 each time, for which owners express much gratitude. A similar collaboration with Doggie Parlour provides the same services in Santa Maria each month. Through its Safe Haven Domestic Violence Assistance Program, CARE4Paws arranges for immediate, anonymous foster care for pets of domestic violence victims. Gullo explained how when survivors escape, they are often forced to leave pets behind, which leads to more suffering for the pets. Referrals to the program come from Domestic Violence Solutions and government agencies. Since its launch in 2020, the program has helped 30 domestic violence survivors, in some cases for more than a year because of the difficulties survivors face, including finding pet-friendly housing. Foster families are being sought for this program. High school freshman Ava Vasquez was presented with a Pet Hero Award for her initiative organizing a pet food drive at Vieja Valley Elementary School, which led to 400+ pounds of pet food being donated. Vasquez previously had volunteered at CARE4Paws’ mobile clinic handing out food, where she saw how appreciative the recipient families were. She shared how she enjoyed working with CARE4Paws, can’t wait to do more, and hopes that others will be inspired to help out. Community Programs Coordinator Wendy Domanski shared her excitement for the Youth Pet Portraits program, in which youth at the United Boys and Girls Clubs’ Lompoc Club make pet portraits, based on a photo, for a donation. According to Domanski, the program inspires creativity in kids and gives them joy and pride, while raising funds for CARE4Paws and honoring a pet. A fun video showed the great excitement and talent of these youth artists.

Prepare for Your Close-Up A: I think you are both wrong. Your wife wants to overimprove and spend unnecessary money, and you want to under-improve and leave money on the table. Now that the decision has been made to put your home on the market, every dollar counts. Now is not the time to do the pet projects you always wanted to do, but there are some key improvements that can help you get the best price possible. Here are the projects to do before you present your home to the market. De-clutter your home. You want your home to be warm and comfy but empty enough that the buyers can see themselves in the home. Take down family photos, your children’s artwork, and all the cat collectibles. Remove excess furniture. Buyers today want an open, light, and airy space. Too much furniture will make buyers claustrophobic. Clean your entire home inside and out. Buyers judge a book by its cover, and your house begins at the curb. Make your landscaping appealing: Remove the weeds and reenergize your garden. Spruce up the porch and entryway. Put out some colorful, fresh plants and a welcome mat. Go around the property and remove all spiderwebs and dirt. And please, no dead cars on cinder blocks in the driveway.

Have the home professionally cleaned. This includes carpets and all flooring. Wash the curtains, or better yet, throw the window coverings out if they are old and dated. Natural light in the home is uplifting. Make the kitchen and bathrooms shine. After you have de-cluttered and cleaned the home, you Real Estate Q&A are ready to paint. Painting provides dramatic results with little investment. Buyers prefer neutral, off-white, or beige colors. Plain white is too stark, and dark colors will shrink your home. This undermines the buyer’s ability to renegotiate the price after their inspection. Add new life to the kitchen and bathrooms simply by re-caulking, deep cleaning and replacing tired old fixtures and faucets. The only major expenses should be utilitarian upgrades if necessary. Buyers expect water heaters and furnaces to work. If your home inspector indicates these are a problem, seriously consider replacing them.

Finally, upgrade your lighting. This is an inexpensive and subtle improvement. Replace dated fixtures with contemporary lights. Good lighting adds to the open and spacious feel of a home. So don’t throw money at a new bathroom or kitchen, but spend a few well-placed bucks, and you’ll sell your home for the best price in the shortest amount of time.
