A
ll it took, they say, was one of those breathtaking doses of natural splendor Santa Barbara is famous for. From the balcony of their blufftop home, Glennis and Jim Malcolm recently flashed back to that fateful autumn day in 2010. They had been house hunting nearby. For fun, their real estate agent urged them to take a look at an oceanfront fixer-upper outside their budget. Jim’s memory: “It was mid-November. One of those drop-dead clear days — a 10 out of 10.” The unobstructed view stretched from Point Mugu to the western horizon of the Santa Barbara Channel and out beyond the islands. Stunned, they drove in silence back to their Los Angeles home. “We were looking for an escape,” remembers Glennis, a UCSB grad. “We were looking at Wyoming or a studio in New York City. San Francisco. La Jolla. We were all over the map.” Long story short: They made an offer that was not refused. For five years, the Malcolms — now semi-retired real estate developers — spent every weekend at their one-bedroom, one-bath fixer (with some “bootleg additions,” as Jim likes to call them). “We were thinking the whole time, ‘What would our dream house be?’” says Glennis. To help refine their vision, they hired Winick Architects Inc. and started talking with Barry Winick about the view, prevailing winds, and where the sun and moon rise and set during different times of the year.
“We very much like to take context into the beginning of any design,” says Winick of those early conversations. “I take my hat off to them,” he adds. “We originally had a more modest design that was conscientious of cost. But they knew we could do something more exciting and creative — they said, ‘Let’s make it more sculptural, a real work of art.’” Winick provided the Malcolms with a shortlist of contractors, including Giffin & Crane, with whom Winick had worked on several projects. The comprehensive remodel took roughly three years, counting a nine-month delay to remediate the unexpected discovery of contaminated soil surrounding a relic well from the Mesa Oil Field, where production had peaked in the 1930s. The finished two-story home features two bedrooms, two-and-a-half baths, and a media room across roughly 3,200 square feet. Outdoor living space includes a kitchen in the breezeway, a deck over the carport, and comfort zones that blend the boundaries between inside and out. All the better to enjoy those views, they say. “Back when we were dating, way before we had kids, we were always saying to each other, ‘Wouldn’t it be great to live in Santa Barbara someday?’” remembers Glennis. “I mean, look at this place — it’s a dream.”

Sansum Diabetes Research Institute Shares New Initiative With Donors
O
n June 9, Sansum Diabetes Research Institute (SDRI) held a soiree to share with donors its exciting new research program in Precision Metabolism and to introduce its new Chief Scientific Officer, Dr. Samuel Klein. During the reception at the lovely Montecito home of Dana Newquist and Andrea Eltinge, donors mingled on the patio with SDRI staff and boardmembers before being seated inside for the informative program. Executive Director Ellen Goodstein provided some historical perspective. SDRI is known throughout the world for the work of its founder, Dr. William Sansum, who was the first physician to manufacture and administer insulin to a Type 1 diabetes patient in the United States. That patient, a farmer in Orange County, received the dose in 1922, and this year SDRI is celebrating the 100th anniversary, including at its Gratitude Gala in September. While SDRI and Sansum Clinic both bear this doctor’s name, the two institutions always have been completely separate entities. Goodstein explained how among its many initiatives, for the past 13 years, SDRI has been doing groundbreaking work on the artificial pancreas, which is an external device that functions as an automated insulin delivery system. In collaboration with UCSB, SDRI has developed language that allows two devices, an insulin pump and a continuous glucose monitor, the latter of which measures insulin, to talk to each other and provide the right amount of insulin. SDRI’s work on the artificial pancreas continues, now in collaboration with three companies, to develop further iterations. Goodstein introduced SDRI’s new Chief Scientific Officer, Dr. Sam Klein, a world-renowned metabolic disease expert. Klein explained how he was drawn to SDRI, which he termed a unique hidden jewel, because of its ability to move quickly, unlike big academic centers that require multiple levels of approval to move anything forward. SDRI was appealing also, Klein related, because it is geared toward clinical research, i.e., working on people. According to Klein, in the past 15-20 years, medical cen-
ters have shifted away from clinical research toward basic science, but eventually, one has to go back to humans, and often, he shared, what is a cure in a rat has no application in a human. Once SDRI reconfigures its research unit into a stateof-the-art facility, Klein related, SDRI can do sophisticated metabolic research to try to understand the multi-organ system abnormalities that are associated with Type 1 and Type 2 diabetes as well as complications from diabetes. Klein explained how glucose control has been the focus for years, but that other factors affect how people with diabetes develop other conditions like kidney, liver, and heart disease. Under Klein’s direction, SDRI will examine the power of nutrition — how the different components of diet can affect cellular function. Klein noted the heterogeneity of people — what works in one person will not necessarily work in another. He shared his excitement for doing innovative, leading edge studies that go beyond glucose control to how to prevent diseases associated with diabetes. SDRI will partner with academic centers around the country, including UCSB and UCSD, to do the basic science work. In a separate initiative, SDRI will be doing research on underserved populations. including looking at genetic factors that may explain why Latinos have a much higher risk of developing Type 2 diabetes. Klein related that philanthropic dollars are needed as seed money to launch its research projects. Research in humans is very expensive, he explained, and with philanthropic seed funding, small projects can generate data that can be submitted to the National Institutes of Health (NIH), where much more significant funding can be obtained. According to the CDC, more than 37 million Americans have diabetes, which is more than 11 percent of the population. Of those, more than 8 million people are undiagnosed, and 90-95 percent of all cases are Type 2 diabetes.

FED’S AGGRESSIVE RATE HIKE MAY INFLUENCE ‘SHRINKING BUYER POOL’
T
he Federal Reserve
unleashed another hike to its short-term benchmark rate Wednesday. The increase, the Fed’s largest since 1994, likely will have an impact on the housing market, economists say. The Fed’s key rate often influences mortgage rates, though it doesn’t directly affect them. Rates are moving at a much faster clip than most housing analysts forecast. On Wednesday, the central Bob Walsmith Jr. bank’s Federal Open Market Committee voted to increase its benchmark funds rate by three-quarters of a percentage point to help tame inflation, which is at a 40-year high. Banks use the Fed’s rate as a benchmark for what they charge one another for short-term borrowing. The Fed’s latest hike sets a “big increase in interest rates and means several more rounds of rate hikes are on the way in upcoming months,” says Lawrence Yun, chief economist of the National Association of REALTORS®. So far this year, the short-term Fed funds rate has jumped by 175 basis points. The 30-year fixed-rate mort-
gage has jumped even more—by nearly 300 basis points. For a $300,000 mortgage, the monthly payment has increased from $1,265 in December to $1,800 today, Yun says. “That’s painful and, consequently, will shrink the buyer pool,” Yun says. “Home sales have recently been trending down toward 2019 figures. Sales could fall even further, with some inventory sitting on the market for more than a month like in pre-pandemic days. Pricing a listed home properly will, therefore, be the key to attracting buyers.” Mortgage rates will stabilize when consumer price inflation starts to fall, Yun adds. Rising Mortgage Rates Last week, the 30-year fixed-rate mortgage averaged 5.23%, according to Freddie Mac. A year ago, rates averaged 2.96%. By some measures, mortgage rates were just shy of 6%—at 5.99%—on Wednesday. Consumers haven’t seen mortgage rates above 6% since 2008. The pace of this move is what’s most concerning, as consumers’ buying power evaporated quicker than any time in recent memory. Further, volatility in rates may not decrease anytime soon either. More aspiring home buyers are getting priced out. In response, mortgage applications, a gauge of home buying demand, have been falling by double digits. Mort-
gage rates going forward will continue to be responsive to changes in expectations around the Fed’s policy path as well as inflation expectations. The housing market is still extremely tight, with inventory levels remaining near historic lows, leaving room for the market to absorb falling demand. The Fed committee hopes its more aggressive approach will help lessen inflation. “Clearly, today’s 75-basis-point increase is an unusually large one, and I do not expect moves of this size to be common,” Fed Chairman Jerome Powell said at a news conference Wednesday. Still, Powell said he expected the Fed’s July meeting to see another increase of 50 or 75 basis points, but he said decisions will be made “meeting by meeting.” Nevertheless, the committee still appeared optimistic about the economy. “Overall economic activity appears to have picked up after edging down in the first quarter,” the committee said in a statement. “Job gains have been robust in recent months, and the unemployment rate has remained low. Inflation remains elevated, reflecting supply-and-demand imbalances related to the pandemic, higher energy prices and broader price pressures.” The committee is forecasting inflation to move significantly lower in 2023.
