h, Carpinteria! Our sweet, sleepy little sister to the south. Its charming, walkable main street is inviting enough to spend an entire day meandering the antique shops, restaurants, and galleries, but it’s an artery practical enough to offer a drugstore, grocery, and pet supply shop as well. Visit on any given day, and you’ll find campers from the nearby state beach campground mingling with movie stars up for the day from L.A., especially in the bustling summer months, plus a whole lot of Santa Barbarans who just want a few relaxing hours sitting on the patio at MAKE MYSELF AT HOME Rincon Brewing or having a healthy snack at the Good Plow. The folks who actually live in this quintessential seaside hamlet tend to be those whose families have lived here for generations. People don’t usually leave Carpinteria once they move here. With the mountains on one side and the oceans on the other, and broad flat bike-able streets and friendly, locally owned businesses in by Sarah Sinclair
between, there’s a whole lot to love in Carp. The lure of Carpinteria called brightly last week as I visited five brand-new custom cottages on a treelined street in an area with distinctive period homes of architectural significance, and families within who have shaped the history of the community. Blending in seamlessly is this cluster of cottages that shine distinctly as Carpinteria’s newest jewel. They reflect the beachside cottage-style architecture but stand apart as the only new construction available in the area, with modern design and top-of-the-line amenities. Located at the corner of Ogan Road and Vallecito Place, the cottages have many of the same assets, but each has a different floorplan and personality. The homes range in size from 2,048 to 2,525 square feet; three are single-level and two are twostory. Two of the cottages were completed last month and are already under contract. The remaining three will be listed for sale this week, with a grand opening open-house celebration throughout this holiday weekend. It’s bound to be a popular event for Carp locals eager to see the first new construction in their backyard in more than 10 years. The list of features in these residences would take far too many pages to list. Details on the top-quality materials used, the hightech touches, energy-saving elements, and more are available for the asking. What impressed me most as I walked through each of these homes were the tall ceilings, broad hallways, spacious interiors, and thoughtful details that would make living here a dream come true. Signature Dutch front doors on every cot-
tage welcome visitors with a charming touch that’s both friendly and practical. Each home has three bedrooms, plus an optional office or fourth bedroom with a barn door entrance that echoes the aesthetic of the front door. Customizable primary walk-in closets let each new resident outfit the space to exactly their specifications. The same is true of the backyard spaces, which have been left purposefully sparse so that the new homeowners can give their gardens a personal touch. Other favorite aspects for me were the fireplaces, custom built-in niches in the living rooms, the dreamy designer kitchens, and an extra space inside each of the garage door entryways intended as a mud room or drop zone when entering the house from the garage. Solar panels and air conditioning are the icing on the cake. Carpinteria’s magical mountains are highlighted to perfection in these new homes. Each cottage is situated to take best advantage of the majesty of these views that change color throughout the days and seasons. These cottages will undoubtedly sell quickly. Perhaps a visit to the world’s safest beach — along with Carpinteria’s newest cottages — is a perfect holiday getaway.

n June 16, about 400 people gathered at the Hilton S.B. Beachfront Resort for the annual South Coast Business & Technology Awards, which this year recognized 10 individuals and entities. Net proceeds from the event, which grossed nearly $300,000, will go to the Scholarship Foundation of Santa Barbara. For the reception, guests socialized in the expansive Rotunda and then were seated in the Ballroom for dinner and the program, where they were welcomed by Event Co-Chair Cox Communications Market VP Kirsten McLaughlin and Scholarship Foundation of S.B. Board Chair Matt Rowe, who together served as co-hosts. InTouch Health was awarded the Company of the Year Award. Founded in Goleta in 2003, InTouch Health provides telehealth solutions, enabling healthcare delivery anywhere in the world. It is best known for its robotic devices, complete with video screens, that enable doctors to remotely monitor and communicate with hospital patients. In the summer of 2020, it was acquired by Teledoc Health in a cash and stock deal, which was valued at $600 million at the time of the January 2020 announcement. Bitwarden CEO Michael Crandell was named Entrepreneur of the Year. Bitwarden is an open-source password management service that stores sensitive information in an encrypted vault. The company serves more than 4 million people worldwide and in 2021 was named the Best Password Manager by Consumer Reports and by U.S. News and World Report. Previously, Crandell co-founded and served as CEO of RightScale, a pioneer of cloud management platforms. He received a BA in Religious Studies from Stanford University and pursued graduate studies at Harvard Divinity School before teaching himself how to be a software engineer. He is the son of Larry Crandell. The Excellence in Service Award went to Cottage Health, Sansum Clinic, and Santa Barbara Neighborhood Clinics (SBNC), which were saluted for their heroic work during the pandemic. When COVID hit in March 2020, Cottage quickly unveiled four critical care units with negative pressure capability to treat patients with acute symptoms. Within weeks, both Cottage and Sansum began offering virtual visits, with Sansum ultimately logging more than 200,000 telehealth visits. Sansum created the county’s first drive-
up testing site and went on to administer more than 95,000 tests. S.B. Neighborhood Clinics, which focuses on underserved community members, transitioned to telehealth visits four days after the Governor’s first stay-at-home order and has done more than 20,000 telehealth visits since then. SBNC continued to see patients who needed in person care throughout the pandemic. In January 2021, Cottage opened its drive-up vaccine clinic at Goleta Valley Cottage Hospital, where it administered 100,000 doses before shuttering in July 2021. Sansum administered more than 26,000 doses and SBNC did more than 25,000. The Executive of the Year Award went to Dave Powers, who joined Deckers Brands in 2012 as President of Global Direct-to-Consumer operations and since 2016 has been President/CEO. Powers has championed Deckers e-commerce capabilities, which led Deckers to thrive despite the pandemic, with fiscal year 2021 sales of more than $2.5 billion. Previously, Powers held leadership positions at Converse, Timberland, and Gap, Inc. The Pioneer Award was presented to Kathy Odell, who has served since 2019 as the CEO of the nonprofit Women’s Economic Ventures and previously in many entrepreneurial roles. In 1985, she co-founded Medical Concepts, which later was acquired by Karl Storz Endoscopy. Odell then assumed leadership positions at Karl Storz. In 2002, she was the founding CEO of Inogen, which today has a market cap of $1 billion. Odell also co-founded Nutrahealth Partners. The Rising Stars Awards went to Clevr Blends, Outer Aisle, and Umbra. Award recipients were chosen by the 35-member South Coast Business & Technology Awards Committee, co-chaired by McLaughlin and Montecito Bank & Trust Chair Janet Garufis. The event beneficiary, the Scholarship Foundation of S.B., has awarded more than $140 million since its founding in 1962. It is the nation’s largest communitybased provider of college scholarships in terms of both the cumulative amount awarded and its recent annual awards. This year, it awarded more than $7.7 million to 2,139 students. bara. We were able to close our sale, but I ran into a totally unexpected problem: the condo certificate. The way our Homeowners’ Association (HOA) management company filled out the condo certificate threatened to squelch the buyer’s loan. I thought the HOA management company worked for the owners. Why would they try to derail a sale? A: There is a lot to your question. First, what is a condo certificate (or condo cert), who fills it out, and what is it for? Secondly, why would an HOA management company fill it out in such a way as to endanger an owner’s sale? Who does the HOA manager owe their loyalty to: their own company or the owners in the condo complex? First, a condo certificate is a one-page document that declares what the current state of the condo complex is. The buyer is represented by a mortgage broker who researches and locates the best loan and lender for their buyer. The lender is the entity that wants to see the condo certificate. Once a loan closes on a property, the lender will often quickly sell your loan to a Government Sponsor Enterprise (GSE) such as Fannie Mae or Freddie Mac. This keeps the money flowing back to the lenders so that they can lend on more homes and condos. It’s a well-lubricated cycle, and having the condo certificate meet certain standards is crucial. During the loan process, an underwriter will make sure all of Fannie Mae’s requirements and loan conditions

are satisfied. An underwriter is a financial expert who looks at two aspects of the loan: your credit and ability to repay and the property value of your purchase. The underwriter assesses how much risk the lender will take on if they approve your loan. They want to ensure the loan will be purchased by Fannie or Freddie. The condo certificate tells Real Estate Q&A the lender basic information about the HOA: the ratio of owners to renters, the HOA’s finances and reserves, and the maintenance on the complex. The condo certificate is a standard form and rarely causes a problem, until it does. And then it can be a large problem. I’ve had condo sales in by Marsha Gray which the condo certificate threatened to torpedo the sale. One HOA management company refused to fill out the condo certificate in a coherent manner. They wouldn’t say if routine maintenance was performed in the complex. The underwriters felt the HOA’s management company was hiding something. The irony was that it was a lovely, well-maintained complex. After needless headaches and wrangling, the issue was resolved.
The HOA has a fiduciary duty to the owners in their complex. The HOA hires the management company. If the management company is undermining the owners’ best interest and ability to sell their home, the HOA directors need to be made aware of this and give the management company better direction.

Low supply and high demand are just two factors complicating the home search for many prospective buyers. Not only that, but qualifying for a traditional loan can be difficult, especially with the current rise in interest rates. One option outside the norm is seller financing. With seller financing, the owner of the home offers the buyer a loan. Thus, you can avoid the pitfalls and challenges of the traditional mortgage experience. Seller financing offers several benefits, such as lower closing costs. But they come with their own challenges as well. Here’s how this lending process works and whether it’s right for you. What Is Seller Financing? Seller financing is an alternative way for a buyer to purchase their home. Essentially, the seller becomes the lender and extends credit to the buyer so that they can cover the purchase price of the home (excluding the down payment). So, you effectively cut out the middleman – i.e., a traditional lender. The seller oversees the debt instead. How Does Seller Financing Work? When you enter a seller financing agreement, the seller acts as the lender. So you, the buyer, purchase a home from the seller with no involvement from a bank, credit union or other traditional lenders. The seller only extends credit to the buyer, though, not cash.
