Snuggled Under a Camphor Tree

Snuggled beneath the canopy of a magnificent camphor tree sits a trim one-and-a-half story home that belies its age. The home was built in 1905 at the beginning of the Craftsman era, and one suspects that the tree was planted at the same time. Craftsman homes are characterized by a low-pitched gable roof with wide eaves and decorative braces beneath. These homes were the most popular style here in the decades before the 1925 earthquake. After the quake, Spanish Colonial Revival became the dominant style. Surprisingly, this home retains its original natural-color redwood exterior. Redwood was used inside the home as well. An informal boulder-lined path winding through the front yard adds to the charm.

Camphor trees were recommended by the famous botanist Dr. Francesco Franceschi in a 1902 article in the Santa Barbara Morning Press. Perhaps the first homeowner took his advice. Dr. Franceschi sold the trees in his nursery, and wrote, “Cinnamomum Camphora, the well-known ‘camphor tree,’ combines together so many good points that I do not know if it can be excelled as a street tree.” Camphor trees are the designated street trees on several blocks in our city.

The home was built in 1905 for $2,000 by Katharine H. Powell, the widow of a distinguished cavalry officer. Captain Philip P. Powell was from West Virginia and had served in the Confederate Army before the Civil War. When the war broke out, he joined the United States Army and later served in the cavalry in Arizona. His obituary noted that “he served with distinction in the Cuban campaign” during the Spanish-American War of 1898. He died a few months before the home was built.

A Well-Known Builder

The house was built by Willis Wellington Varney, a highly respected builder. His obituary noted that he was a “longtime Santa Barbara building contractor and carpenter who built some of the leading homes and business houses in the city…. For more than 60 years he lived … at 519 Fig Ave.” That home is listed in the city’s Historic Resources Inventory.

Noted S.B. architect Jeff Shelton works in the carriage house behind the Varney home. I asked him what it was like to work there. He told me, “I bump my head on the frame of the front door every morning, wind blows through the cracks in the walls, morning glory vines have found their way inside my office, odd-shaped and -sized lumber is sistered together to somehow work, the main beam holding up the second floor is a truss made with 2x10s, shims and a half-inch water pipe to resist tension,

the sliding door falls off if I’m not careful when I open it each morning, I hear everything that goes on in the apartment above, I have a particle-board floor, and a nice rat drops by to say hi quite often. This is the best office anyone could ask for.”

Only Three Owners

I was amazed to discover that the 122 East Mission home has had only three owners in its 118 years of existence. Mrs. Powell sold the home about 1930 to attorney Harry WT Ross and his wife, Mabel. Harry died in 1955, and Mabel lived in the home until her death in 1980. When Bob and Kim Goda bought the home in 1980, they said it was a fixer. Fortunately, Bob now retired was a contractor, and patiently restored the home over the years, keeping its original Craftsman character inside and out.

The house has been enlarged and the kitchen has been updated, but the new blends seamlessly with the original. One change that was made over the years was to move the refrigerator from the back porch into the kitchen. In 1905, the original refrigerator would have been an ice box, so placing it on the back porch allowed easy access for the ice man. The Godas really appreciate the home’s Craftsman details. “We loved it from the start,” Kim told me.

Sow Your Garden and Reap Rewards

Q: Marsha, I’m putting my home on the market in a few months. It’s a beautiful and well-maintained home. My Realtor insists I spruce up my landscaping to receive maximum value. Is this a necessary expense?

A: To answer your question, consider this scenario. A couple is researching real estate websites for a home in Santa Barbara. They fall in love with a “beautiful and well-maintained home” your home. The interior photos are stunning. As the buyers and their agent park to go inside, everyone gasps in unison. Overgrown weeds abound, the flowers and plants are dead or dying, and the trees haven’t been trimmed in years.  “It’s a fixer,” the buyers declare. “Let’s not go in.” Ouch! That’s the power of the first and lasting impression.

You are selling the entire package: the inside and the outside. Landscaping is always important, but in Santa Barbara, it is vital. Why are homes in Santa Barbara among the most expensive in the state and the country? It’s the weather tax. We play, live, and entertain outdoors 11 months of the year. We extend our living space simply by opening the sliding glass doors to our patios. Families cherish their exterior space. This is true whether living in a 4,000-square-foot house or a 600-square-foot condominium.

It’s difficult to set an exact value on improvements. Will remodeling a kitchen or bathroom yield a good return on investment (ROI) for resale? Many real estate sites say no, that you may only receive 80 cents back

for every dollar spent. On landscaping, however, the consensus is that you will get back money spent and then some. In an April 1, 2015, Washington Post article, John Gidding, host of HGTV’s Curb Appeal, said, “I have always heard the number 150 percent [ROI], but to me, that is conservative. On a Curb Appeal project, I put in $20,000, and the sellers got $200,000, more than they had paid for the house just a year prior. The return was astonishing.”

What if you don’t have $20,000 to spend on landscaping? That’s not a problem. The front and back yards can still be made appealing. Begin with cleaning: Power washing, weeding, and a lawn mower produce miraculous results. Follow up with lots of colorful mulch, plants, and flowers. It will appear simple yet appealing. People love trees; time to trim them.

Do, but don’t overdo. Many homeowners want to enjoy the outdoors, but not spend all their time or money on maintenance. I’ve shown homes that had gorgeous gardens and landscaping that put the buyers off when they considered the high cost of a large lawn

or extensive flower beds. Currently in Santa Barbara, the best landscaping is drought tolerant and preferably low maintenance.

Get dirty and make your home dazzle outside as well as under the roof. It will be worth the effort.

Westarted this year's market in a very interesting way. National headlines show doom and gloom and recession, and while our local market has changed quite a bit since January of last year, it continues to move and remain strong. One of the struggles is some buyers are operating in the future. They feel that pricing will go down, rates will drop, and then they will jump in. At the same time, we have sellers that are operating in the past. They feel that the last two years' pricing can still be attained, and they are still fully leveraged.Who's right? Well, that is the even more confusing thing.

We have multiple homes going for over asking with multiple offers at the same time, as we have longer and longer days on the market and some homes selling for well under the listed price. Our inventory levels are still extremely low, even for our area's traditionally low levels vs. national ones. The absorption rate is a great way to show our market is still quite strong. The absorption rate is the number of weeks or months in a market that if no new homes came

on the market, all of the homes would be gone. We ended the year with around 1.4 months of inventory. Last year we had a little less than 1 month, and in 2020, we had 2 months. In 2019 we had around 3.8, and in 2018 we were at 4.6 months of inventory. In our local Santa Barbara and Montecito areas, we have historically not seen a sustained decline in pricing until there are at least 6 months of inventory. So, with that being said, you can see how it may be quite some time before we see a sustained pricing decrease.

Rates play a big part, although we average about 23-30% of the deals being all cash. We have some amazing local lender affiliates with outstanding options in helping most buyers needing loans. Rate buydowns, adjustable-rate strategies, etc., as well as the strong feeling that lower rates are in the future, help buyers continue to stay active.

"The Housing Crisis," which should be called and renamed the "The Housing Supply Crisis," is a challenge for everyone wanting to keep our amazing area the way it is while pushing towards the future with more and more people every day and the necessity

to provide housing to all levels of economic scale.

So, if you feel a little confused about where things are headed, you are not alone. The only thing we can say for sure is that a market shift is always happening, and it is shifting now. I heard a great quote from Peter Rupert talking about recession at the State of Santa Barbara County Chamber Event at the end of November. He was showing some great evidence, with a strong labor market and strong consumer spending, that we are not in a recession, but I loved his answer to are we in a recession. "If we are not in one, we are heading towards one, of course. Dumb question." This is very similar to our housing market now. Is it shifting, yes, of course it is. It always is.

So, who is right? The answer is perhaps in knowing the market is moving to a more level market. The scales of leverage have continued to move towards balance. Our amazing local area realtors, Affiliates, and SBAOR Association are constantly monitoring stats, news, and legislation to keep themselves and their clients updated. We live in an incredible area that is the envy of others and continues to attract people to our area and keeps families here for decades.
